Building Process

cottage builders, geelongAt Hamlan we understand that building a home can be stressful. That is why we make it our goal to guide you through the process completely from start to finish with an emphasis on communication and keeping you as up-to-date as possible. Hamlan is different in that your New Home Consultant oversees your project throughout the entire process. For your peace of mind, they are always available to contact.

Below is a step-by-step guide of the building process:

1. Meet with a consultant to discuss your needs and site conditions. You will then be provided with an estimate of cost based on that design and any extras that you may require. Once you have settled on a design and any extras we can start the real work, for which we will require an initial deposit (which forms part of the total price). Your consultant will then require a copy of title and/or plan of subdivision (this is a plan of your lot showing dimensions and bearings). Drawings cannot be commenced without this. It is important that you give your sales consultant a preferred 'siting' and any other plan amendments at this time. Changes to plans, once working drawings are complete, can be costly and time consuming.

2. Hamlan Homes will order a soil test and site survey (a description of the block showing levels, features and soil classification). If your subdivision is not yet completed, site costings cannot be finalised.

3. Working drawings will be completed showing 'site plan', floor plan, external elevations, electrical layout, floor coverings, kitchen and bathroom joinery details and landscape/concrete/fencing details if required. In the normal course of events this process takes 14-21 days.

4. You will then be contacted by our 'colour consultant' to arrange a time to make your colour selection (bricks/cladding, roof, paints, cupboard laminates, taps etc.). A maximum of four hours is available (longer by arrangement).

5. A contract can then be prepared with the final costings from choices and/or changes arising from colour selections. In some cases contracts can be prepared prior to the subdivision being completed, however soil and site condition costs will be based on an educated assumption rather than the survey.

6. Three copies of the contract are forwaded to you together with application forms for power, water, gas, building permits and instructions for Telstra.

7. Upon return of signed building contract, forms and balance of deposit, your new home is scheduled for a site start. In order to obtain a building permit we must show 'Proof of Ownership' by way of a title showing your name, rates notice or confirmation letter from your conveyancer/solicitor with Volume and Folio numbers, as well as a lettr of finance.

8. Provided the land is ready and all services (water, power, sewer) are completed and available your new home should commence on site within three-four weeks of contract signing.

9. Construction time is generally 14-16 weeks depending on the site, type of home and weather conditions.

Construction is broken up in to the following stages;

i. Base Stage;
Either concrete slab or stumps/base brickwork. First Progress Claim 10% of contract total.

ii. Frame Stage;
External and internal wall frames, roof frame and windows. Second Progress Claim 15% of contract total.

iii. Look-Up Stage;
External cladding or brickwork, roofing material, front and rear doors. Third Progress Claim 35% of contract total.

iv. Fixing Stage;
Electrical and plumbing rough ins, plasterboard walls and ceilings, cornices, architraves, skirtings, kitchen/bathroom/ensuite joinery. Fourth Progress Claim 25% of contract total.

v. Completion/Handover;
All the finishing touches, tiling, painting, electrical and plumbing fit off are completed. You will be asked to attend a 'pre-handover' inspection with your Site Supervisor where your Supervisor will explain the house to you and ensure that everything is as per your contract specification. Appliances and hot water system will not be fitted until the day of handover and final payment (10% of contract total) in order to avoid theft of these goods prior to your occupation.

10. After 90 days we will forward you a survey form and maintenance form should you have any items that may require adjustment or rectification. If any matters arise that are of an urgent nature prior to this please contact our office immediately.

NOTE:
In the event that you do not proceed with the building works you may forfeit all or part of your deposit depending on the amount of costs incurred by Hamlan Homes for soil tests, surveys, drawings etc, and in some cases, may be invoiced for extra costs.
