Buying a Block of Land

When choosing the right block of land for your custom-built home, there are some important things to consider.

There is a temptation to evaluate land solely on its size, but the shape of the site is just as significant to your possibilities for construction. Be cautious of elongated or angular blocks; these may restrict your possibilities and it will require an expert builder to figure out how to maximize space in these areas. Generally, the best choices are wide, deep blocks with the opportunity for creating garden spaces and street presence. Make sure you note the exact dimensions as you will need these figures for subsequent calculations and planning.

Additionally, you should get an expert opinion on the orientation of the block. You can check where the shadows from nearby buildings and trees fall to help you with these considerations, but the look of the block when it is vacant can be deceiving. You may not be aware of the actual exposure to sun, wind and rain once the house is built.

Slope and soil type are important to note. Flat land is obviously easier and cheaper to build on, but slopes may make for a more interesting look. This will also impact on which way water will travel and indicate where drainage work should be done.

Perhaps most importantly, check that you are comfortable with the neighbourhood. Your dream home needs a friendly environment in order to create a happy lifestyle.
