Selecting Land
When selecting land for your house and land package there are some important considerations to keep in mind. When comparing options, firstly look for the location that best suits your lifestyle, evaluating distance to work, access to public transport, educational, recreational and health facilities, and the overall feel of the community, including aesthetics, environment and culture.
It is important to be aware of zoning, covenants and easements. Ensure that the land is correctly zoned as residential rather than commercial or industrial, and check for covenants or easements on the Title that may restrict your building plans after you have purchased the land.
Undeveloped areas may not already have access to essential services such as sewerage, water, electricity, gas and telephone lines. If this is the case, you will have to pay extra for these services so it is essential that you factor this into your overall costs.
Climate and vegetation should also influence your selection. Ideally, you should select land that offers a northerly aspect to ensure sufficient exposure to natural light. Think about seasonal changes in shade and heat and determine whether the land is likely to be affected by extreme conditions, for example strong winds, which will require special building enforcement. Remember that removal of trees will most likely need to be approved by the local council.
