Types of Soil
Different types of soil can affect the expense of construction. When selecting your land for your home and land package, it is important to assess the suitability of the soil to determine whether or not extra work will be required to prepare the site for construction.
Unstable soil will need to be stabilized by engineers before construction can begin, potentially adding thousands of dollars to the cost of building. The stability can be assessed by a geo-technical survey to determine the amount of work required.
Sandy soils will usually require the installation of a containing wall in order to ensure the building foundation remains in place. Clay soils, however, will shrink and swell depending on different levels of water content, which can result in cracks in walls due to moving foundation. Too many rocks will obstruct the foundation and need to be removed before construction can begin.
