But how does a home like this go from concept to reality? Once you decide to build a custom home, it’s easy to get excited and want to start right away. However, the process involves more than just pouring the concrete slab and bringing in the tradespeople.

Here’s a look at the essential planning and design steps that take place before construction begins on your new custom home.

1: Initial Consultation & Deposit

The journey begins with an in-depth consultation where we discuss your vision, budget, and specific design requirements. To get started we will require your initial deposit.

2: Site Assessment & Town Planning

We start by conducting a full property assessment to determine infrastructure requirements and identify any town planning approvals needed for your block.

3: Production Team Commencement

Once the site is assessed, we organise a site inspection, soil test, survey, and all other essential reports to ensure we’re ready to move forward.

4: Design Stage

At Hamlan, we offer two approaches to custom home building:

Tailored Floorplans – Modify one of our pre-designed floorplans to suit your needs.

Bespoke Design – Bring your own architectural plans, and we’ll collaborate to bring them to life.

We can utilise one of our internal draftspeople to produce your initial sketch plans or we can engage one of our external architects to design your home.

As a rule of thumb and depending on workloads within our team, the initial design concept will take between 4-6 weeks per sketch plan.

5: Final Working Drawings & Approvals

Once your sketch plans are approved and any amendments have been made, our draftsperson will finalise your design with the Final Working Drawings. This typically takes around 4 weeks. After that, we submit these plans for developer approvals, council consents, and any required building permits.

6: Style Studio

It’s time to make this house your home! You’ll visit our Style Studio, where our interior designer will help you select your internal and external finishes.

7: Amended Working Drawings

After you’ve made your selections, our drafting team updates the plans with your colour and material choices, producing the Amended Final Working Drawings.

Any changes after the Amended Final Working Drawings have been produced will cause delays and additional costs, so be sure your entire wishlist has been shared with your New Home Consultant so we can include every detail in your plans.

8: Consents & Approvals

We handle all necessary developer approvals, council consents, and any town planning permits (if applicable), ensuring the paperwork is in order before we move forward.

9: Pricing & Contracts

Before construction begins, we confirm the final pricing and email your electronic contract for signing.

10: Building Permit

While you’re securing your formal finance approval, we work on finalising all permits and ordering materials for your new home to ensure everything is ready to go.

11: Construction Begins!

Once all permits are in place and materials are ordered, your build officially commences. You’ll meet your site manager before construction starts and receive regular updates on progress, keeping you informed every step of the way.
