Not every knockdown rebuild begins with homeowners outgrowing the house they live in.
For this Belmont project, the decision was made before moving in. Our clients purchased the property with a clear plan to remove the existing dwelling and build a home that better suited their family’s lifestyle and future needs.
The location offered everything they were looking for, but the house itself didn’t suit their family circumstances. Rather than investing in extensive renovations or compromising on layout, they chose to start fresh with a custom-designed home tailored to the site and the way their family lives.
The result is a split-level home that embraces the natural fall of the land while providing thoughtfully zoned spaces for multi-generational living.
Why Buy a Knockdown Rebuild Site?
Across Geelong’s established suburbs, more homebuyers are recognising the value of purchasing older properties for their location rather than the home itself.
Areas such as Belmont, Herne Hill, Newtown, Highton and Geelong West continue to attract families looking for larger blocks, established infrastructure and the character that comes with mature neighbourhoods. In many cases, buyers are purchasing properties with the intention of demolishing the existing dwelling and building a home better suited to modern living.
A knockdown rebuild provides the opportunity to secure a sought-after location while creating a home tailored to your family’s specific needs and lifestyle.
For this family, that meant creating a home that could comfortably accommodate multiple generations under one roof without sacrificing privacy or functionality.
Designing for a Sloping Site
One of the biggest opportunities on this project was the site’s natural fall.
Rather than attempting to level the block or force a conventional floorplan onto the land, the design embraces the slope through a carefully considered split-level. The result is a home that feels connected while creating distinct zones for different family members and activities.

At the front of the home, a private wing incorporates a lounge, kitchenette and ensuite bedroom. This self-contained zone provides independence and privacy from the main part of the home.

The centre of the home is dedicated to connection. An open-plan kitchen, meals and living area forms the social heart of the home, with skylights bringing natural light deep into the interior throughout the day.
Towards the rear of the home, the main bedroom, two additional bedrooms and dual bathrooms create a dedicated family zone, thoughtfully separated from the communal living spaces.
This zoning was a key design priority and demonstrates how custom design can respond to both the site and the people who will live there.
A Contemporary Material Palette
The home’s exterior makes a strong first impression through the combination of our Stellar façade, Industrial Iron brickwork, Monument accents and a Colorbond roof. The palette is contemporary with a striking balance between architectural character and timeless appeal.

Inside, the selections continue this refined approach. Calacatta Nuvo stone provides a striking focal point in the kitchen, paired with Sarsen Grey cabinetry throughout the kitchen, pantry, laundry and bathrooms. Engineered timber flooring introduces warmth and texture, while matt black fixtures and hardware create consistency throughout the home. Bathrooms and ensuites feature Enzo Moon wall tiles laid in a horizontal stack bond pattern, adding texture and subtle sophistication.

From Demolition to Handover
While the finished home is what people see, a successful knockdown rebuild begins long before construction starts.
Projects like this require careful planning, from initial site assessments and design development through to permits, demolition approvals and construction. Every site comes with its own opportunities and constraints, which is why thorough investigation and planning are so important in the early stages of the journey.
At Hamlan, our team guides clients through the entire process. From the initial consultation, clients are partnered with a dedicated New Home Consultant who helps bring their vision to life. We assist with site assessment, design, planning approvals and permits before construction begins. Once on site, clients are introduced to their Site Manager, who becomes their primary point of contact throughout the build, providing regular updates and ensuring clear communication every step of the way.
Our role isn’t simply to build the home. It’s to manage the process from concept to completion, giving clients confidence throughout what can otherwise feel like a complex project.
A Home Designed for the Future
This Belmont project reflects a growing trend across Geelong’s established suburbs. Rather than compromising on location or taking on the uncertainty of a major renovation, more families are choosing to purchase older homes for their land value and rebuild from the ground up.
By taking this approach, our clients were able to secure the location they wanted and create a home designed specifically for multi-generational living. The result is a thoughtfully planned split-level home that responds to the site, maximises natural light and provides flexibility for years to come.
For anyone considering the purchase of an older property in an established location, this project demonstrates that sometimes the greatest value isn’t in the existing home. It’s in the opportunity to create something entirely new.
