It all begins with a chat with one of our experienced new home consultant, who’ll help you find a floorplan that fits your lifestyle and block. - Make your home your own
We’ll guide you through the many ways you can personalise your design from facades to fittings and prepare a detailed proposal for your build. - Getting down and dirty
Once you’re happy with your proposal, we’ll take a deposit to kick off essential site investigations. This includes a soil test and survey, which help us determine your site costs and prepare your preliminary plans. - Time to get stylish
Next comes one of the most exciting parts of the process your colour selections appointment. Our interior designer will guide you through choosing your internal and external finishes so you can start to see your dream home take shape. - The final touches
You’ll meet with your new home consultant to review your plans, colours and finishes your last opportunity to make changes before we move to contract. - Contract signing
Your contract is carefully reviewed together to ensure every detail of your build is correct before signing. - Behind the scenes
While you finalise finance approval, our team gets to work obtaining building permits and ordering materials for your home. - Meet your site manager
Before construction begins, you’ll meet the site manager responsible for bringing your home to life. From here, you’ll receive weekly updates on your build’s progress. - Construction

Designing and Building a Custom Home
For those wanting a one-of-a-kind home tailored to their lifestyle, our custom home process involves a little more time and detail. This ensures your vision is perfectly captured before we begin construction.
- Sketch Design Stage
We begin with an initial deposit which allows us to start planning your custom design.You can choose to work with Hamlan’s in-house design team or one of our trusted external architects or building designers.At this stage, we’ll develop your floorplan and elevation sketches, preliminary proposal and specifications.If you already have plans, our team will review and update them to align with Hamlan’s build standards, ensuring a smoother construction process.We’ll also provide a rough cost estimate to confirm that your design suits your budget. - Site Assessment and Town Planning (if required)
Next, we assess your block to identify infrastructure needs and determine whether town planning approval is required.We’ll coordinate geotechnical reports, surveys and BAL (Bushfire Attack Level) assessments.If town planning is needed, a further deposit allows us to prepare the necessary plans and reports for council submission. Your external colours will be finalised at this stage, as no further external changes can be made once plans are endorsed. - First Plans
With Deposit Part A, we move into detailed first plans including floorplans with room dimensions, window schedules, elevations and site plan.Multiple rounds of changes are supported, but it’s important to remember that each revision adds time to the process before construction can begin. - Final Working Drawings
Once first plans are approved, our drafting team produces your final working drawings, complete with internal elevations, electrical and joinery details.To avoid delays or extra costs, make sure all your ideas are captured before this stage.Deposit Part B is due when final drawings are issued. - Style Studio Appointment
It’s time to get creative! During your Style Studio appointment, our interior designer will guide you through your selections, from fixtures and fittings to colours and finishes bringing your dream home to life. - Amended Final Working Drawings
Your selections are then added to your plans to produce your amended final working drawings the complete blueprint our site team uses to build your home. - Final Pricing
Your new home consultant will provide your final price before contract signing. - Your Contract
We’ll email your electronic contract for signing once you’re happy with every detail. - Building Permit and Final Deposit
While you’re securing formal finance approval, our team finalises the building permit and orders materials for your new home. Once your warranty insurance is approved, the balance of your 5% deposit is due and we’re ready to build! - Construction
