Yes. Hamlan Homes’ standard floorplans offer flexibility and can be modified to suit your lifestyle needs. Changes such as reconfiguring bathrooms or increasing living areas can be discussed with our team, who will guide you through what’s possible during the design process.

If more extensive changes are requested, we may recommend starting from scratch with a custom‑designed home. This allows us to ensure the final design best reflects your vision while maintaining functionality, build quality, and value.

Building a custom home is a detailed process that involves thoughtful planning, personalised design, and a well-considered budget. Due to the complexities involved including multiple contractors such as architects and approvals such as town planning, timeframes can be difficult to predict.

The process begins with the design concept, which typically takes 4–6 weeks per sketch plan when using our internal team. Each change or revision to the design can extend this timeframe further. When it comes to construction, a custom home generally takes more than 12 months to build, however for more complex designs, this can extend to 18 months or longer.

Some custom designs require planning permits, depending on your block, design, and local council requirements. Factors like overlays, setbacks, height limits or coastal considerations may trigger the need for approval. Hamlan manages this process for you and will advise early on whether permits are required for your specific site.

Once contracts are signed, major changes become limited because plans, materials, and approvals are already locked in. Small changes may be possible depending on the stage of construction, but they can affect cost and timelines. Hamlan’s detailed pre-contract process helps ensure everything is correct upfront so you can build with confidence and fewer variations.

Hamlan manages all drafting, engineering, and required building permits as part of the custom-build process. If you already have architectural plans, our team may redraw them to suit our construction methodology; if not, we can design a completely new plan tailored to your land. We coordinate consultants, ensure compliance, and streamline approvals so you don’t have to.
